    • In Costa Rica there aren’t any restrictions on property ownership, you buy
      just with your passport.

      Process is pretty simple. As the first step there is Sale&Purchases
      Agreement which sets all details of transaction, including time allowed
      for property inspection/due duligence and a date of closing. This
      Agreement can be signed even overseas and emailed. At Sale&Purchase
      Agreement signing 10% deposit is paid to an escrow (international escrow
      agencies such as Stewart Title are present in CR). For sale closing both
      the seller and buyer meet in person by an Costa Rican notary (most of them
      speak English), or right in the escrow company office, Deed is signed,
      money paid (usually check)and key hand over to the new owner.

      Sometimes when people want to proceed fast they skip everything, just meet
      in a bank, together with the notary and Deed is signed and money paid
      right at the spot.

      Closing costs is about 4% and is usually shared equally between the buyer and the seller.

      Either way, we can arrange everything necessary and guide you through the
      process. Or can recommend a lawyer who arranges for you.

        • Utilities are turned on already. After you buy you just inform utility companies you are the new owner.
          Neither you need a corporation. Corporation is an option, but you can certainly buy as a physical person as well.

      • No, this one is not brand new, but totally rebuilt and renovated last year. Plus the brand new master suite added. It is a solid masonry construction, roof is made of wooden beams and ceiling, covered by metal. Yes, it is an individual building, not connected with any other. It is city water and there is a septic tank. Water heater and shower, not bathtub. Yes, high speed interned and good cell signal.

        50% down, balance in 2 years.

      Financing is available with 50%. Balance due in two years. You become the property owner right away and balance is secured by mortgage (which is just one extra sentence in your Deed). It is seller’s financing, therefore no complicated dealing with a bank needed.

You become the property owner right away, when deposit paid. There is ceramic cook top, microwave and fridge. Dishwasher can be installed. Don’t hesitate to come down and check this amazing property, it’s not going to last long…
